MLS in Brabant Wallon: sell your property with the power of a network

You may have heard of the MLS without really knowing what it is. Yet this system is set to fundamentally change the way real estate works in Belgium — and in Brabant Wallon in particular. 1. What exactly is the MLS?

MLS stands for Multiple Listing Service — a collaborative system between estate agents that allows exclusive mandates to be shared within a common network. This model has existed for decades in the United States, Canada (where it now represents virtually all real estate transactions) and France. It is now arriving in Belgium, driven by Federia — the Federation of French-speaking real estate agents — through its Federia Connect platform.

In the US and Quebec, the MLS has become the norm. In Quebec, Centris developed a property portal on this model that is now the number one platform in the province. The collaborative model has become the standard there, reducing private-to-private transactions to near zero. The Belgian market is drawing directly on these proven successes.

 

2. How does it work in practice?

The system rests on three pillars:

Every exclusive mandate is pooled on the platform. All member agents have access to it.

🔍 Transparency

Information is verified, reliable and constantly updated. No duplicates, no ghost listings.

✅ Trust

The framework is regulated by Federia, outside any commercial logic, solely in the interest of clients and professionals.

 

 

In practice, here is how an MLS sale works:

•      You entrust your property to a member agency of the MLS network under an exclusive mandate.

•      The agency lists your property on Federia Connect: it immediately becomes visible to all member agents.

•      Any member agent can present your property to their own buyer clients and arrange viewings, with the agreement of the mandating agency.

•      If the sale is completed through a 'referring' agent, the commission is shared between the two agencies according to transparent, pre-agreed rules — with no extra cost to you as the seller.

 

💡 The key point: you have just one point of contact, one contract, one sign. But behind the scenes, an entire network of agents is working to sell your property.

 

3. Why an exclusive mandate? Is that not risky?

This is often the first question sellers ask. The idea of entrusting your property to a single agency can feel restrictive. In reality, within an MLS network, it is exactly the opposite.

Without MLS: exclusive mandate = one agency, one buyer portfolio. Visibility is limited to what that one agency can do on its own.

With MLS: exclusive mandate = the entire network, all portfolios. Visibility is multiplied, without losing the clarity of a single point of contact.

 

Moreover, the exclusive mandate within the MLS framework ensures that every member agent takes your file seriously: they know the sale may be completed by a fellow agent, and that cooperation is in everyone's interest — including their own.

Please note: the internal rules of MLS Federia strictly define the obligations of each member agent, with an arbitration and disciplinary system. This is an additional quality and ethical guarantee for the seller.

 

4. Melsia.immo and MLS Europe: the European dimension

Beyond the Belgian network, MLS Federia is part of a much broader ambition: MLS Europe, an association between several existing and emerging MLS systems across Europe.

This European project, launched in October 2024 at Federia's annual Congress, was developed in partnership with the MLS Côte d'Azur (France) and with the support of international experts including Immosquare and Centris (Canada). The goal: to create a cross-border network for sharing exclusive mandates, giving properties European-scale visibility.

The shared portal for this initiative is called Melsia.immo.

Melsia.immo is the online platform on which all Federia members can publish their exclusive properties — whether they are MLS members or not. 5. The MLS network in Belgium today: where do things stand?

Frequently asked questions about the MLS

Does the MLS cost me more in fees?

No. The fees remain those of your mandating agency. If the sale is completed through a partner agent in the network, the commission is shared between the two agencies — but this sharing is internal between the professionals and does not affect the amount you pay as the seller.

Do I lose control over the sale of my property?

Not at all. Your mandating agency — Génération Immo — remains your sole point of contact. No viewing is arranged by a partner agent without the prior agreement of your mandating agent. The rules of MLS Federia strictly govern these interactions.

Can my property be seen by buyers abroad?

Yes. Through Melsia.immo and the MLS Europe ecosystem, your property is visible to professionals who are members of other European MLS networks — extending the pool of potential buyers well beyond Belgium's borders.

How many agencies are currently part of the MLS network in Belgium?

What exactly is Federia?

Federia is the Federation of French-speaking real estate agents in Belgium. Is the MLS only for sales?
